Your Tenancy Agreement
1st Rents are members of the National Residential Landlords Association (NRLA) and use the standard NRLA Tenancy Agreement across all tenancies.
Your tenancy will start as a six-month fixed term at which time the tenancy will end, a further fixed term tenancy issued or the tenancy will run on as a periodic tenancy.
The Tenancy Agreement sets out what is required of both parties; a copy is always sent prior to the start of a tenancy to give tenants and guarantor/s the opportunity to ensure it suits their needs.
Addendum to the Agreement
An addendum to the agreement includes additional clauses covering items peculiar to a property and to make clearer clauses in the agreement.
The addendum will inter alia cover such items as:
Rent review periods
Home visits by contractors and 1st Rents representatives. Chargeable costs for missed appointments or denial of access.
Who is allowed to occupy the property, NB all adults will be classed as tenants. Children who reach the age of majority during the tenancy will be added as tenants as and when applicable.
The protected security deposit is returned in full or in part following a check-out meeting with at least one tenant. Remedial work, Notwithstanding ‘fair wear & tear’ remedial work outstanding at the end of the tenancy, is charged against the security deposit. Any outstanding rent at the end of the tenancy is deducted with interest charged where applicable.
