How to use - below is a list of property problems from A to Z that we have had over the years and our recommendations - of course every situation is slightly different so please use as a guide and call us if you need further advice/help - call the phone number at the top of this page

Emergency work is work that if not carried out has the potential to endanger life.

If an answer machine responds to your call we are then happy for you to take whatever course of action you feel necessary to change the situation to not being dangerous.

 

You should take photographs of work before and after it is carried out.

 

Forward the contractor invoice to us for payment – we will only pay on submission of an invoice and will not pay cash nor accept deductions from the rent.

We believe we have removed all Asbestos but there is always a possibility as it was a commonly used building material in the 1960s

                    C   Condensation

 

 

Condensation can usually be improved by venting the property.  We have installed large humidity controlled extract fans in most of our properties but are happy to give advice or repair if they are not working.

Dampness

 

 

We believe all our properties now have damp proof courses therefore dampness at low level is normally condensation and can be improved by venting the property.  If you require any further advice please call us on the telephone number at the top of this web page.

Blocked Drains

 

 

Blocked drains are usually your responsibility but we do carry out under some circumstances.  Call us to find out more.

Damaged Doors

 

 

We have had problems with plastic doors and we understand from time to time these will require repair.  If replacement is necessary we will normally replace in timber as we find these are more secure and repairable.

If keys are lost this is normally your responsibility to replace.

If door locks are damaged photograph, email and phone us to discuss.

  Urgent Work defined:                        Smell Gas

 

 

British Gas will normally deal with this, or whichever company your gas is supplied by, if you phone them direct and speak to their emergency team who deal with any suspected gas leaks.

 

We recommend if bad you leave the building.

Mould

 

 

Mould can often be caused by condensation which can usually be improved by venting the property.
